The EMI formula

EMI is calculated using the standard formula: EMI = P × r × (1+r)ⁿ / ((1+r)ⁿ − 1), where P is the principal loan amount, r is the monthly interest rate (your annual rate divided by 12, then by 100), and n is the total number of monthly payments (your tenure in months).

This formula ensures that every EMI payment is exactly the same amount for the life of the loan, even though the mix of principal and interest within each payment changes over time.

Why the interest-to-principal ratio shifts over time

In the early months of a loan, most of your EMI goes toward interest, since interest is calculated on the full outstanding balance, which is at its highest right at the start. As the balance gradually shrinks with each payment, less interest accrues, so a growing share of each fixed EMI goes toward principal instead. This is why paying off a loan early, or making extra principal payments in the early years, saves significantly more in total interest than doing so later in the loan term.

How loan amount, rate, and tenure each affect your EMI
